As Project Manager, you will be responsible for the overall coordination of projects, including feasibility, design, construction supervision and marketing:

• Analysis of requirements, translation of specifications, development of new concepts;
• Assistance and support for the client in drawing up selection criteria for project participants;
• Coordination and supervision of the preliminary design and supervision of the permit procedure;
• Coordination of the tender documents, consultation of companies and support in negotiations;
• Monitoring of the execution of the construction work, including planning, quality and budget management.

YOUR PROFILE

• You have a degree in architecture, engineering, architectural engineering or civil engineering;
• You have at least 5 years’ experience in project management;
• You are results-oriented, persistent and have good reporting skills;
• You are analytical and solution-oriented;
• You have good social skills and feel comfortable leading negotiations and meetings;
• You are ethical and honest;
• You are curious and passionate about real estate;
• You are bilingual FR / ENG

As a Property Manager, you will be responsible for monitoring the tasks assigned to you in relation to the properties under your management. After an intensive training period during which we will familiarise you with the PHICAP working method and the organisation within the company, you will have the following responsibilities:

• Technical management: Monitoring of work carried out, setting up and managing maintenance companies, monitoring of legal inspections
• Tenant management: Point of contact for tenants, monitoring of tenants’ needs, monitoring of move-in and move-out inventories
• Commercial management: Relations with agents, negotiation and drafting of rental leases, visits to let premises
  Financial management: Approval of invoices, monitoring of rent payments, preparation of annual budget

YOUR PROFILE

• You have at least a Bachelor’s degree in administrative or technical management or equivalent
• You have at least three years’ experience in property management or
• You have at least four years’ experience in the office property segment
• You are organised, meticulous and results-oriented
• You are easy to get on with and have a good business sense
• You demonstrate integrity, honesty and ethics
• You are passionate about your work
• You are bilingual NL/FR (knowledge of English is an advantage)

TREEX is the technical advisory arm of Phicap Group, active in Belgium and Luxembourg. We support real estate investors, developers and owners throughout the lifecycle of their assets, with a strong focus on acquisitions, transformations and value preservation.

As a Technical Real Estate Consultant, you will play a key role in advising clients on the technical aspects of their real estate assets and transactions.

You will also become an internal reference for special technical lots, supporting the team of real estate analysts.

Your role

You will be involved in a wide range of missions including:

Technical Due Diligence (TDD):

• Analysis of buildings (structure, façades, MEP, compliance, etc.)
• Identification of technical risks and opportunities
• Capex estimation and investment recommendations

Vendor Due Diligence (VDD):

• Supporting owners in preparing assets for sale
• Providing clear and structured technical documentation

Technical Advisory:

• Supporting clients in asset strategy and decision-making
• ESG and sustainability considerations in buildings
• Lifecycle and long-term maintenance strategies

Project Support:

• Technical input during acquisition, design or repositioning phases
• Coordination with project managers, engineers and external consultants

Your profile:

We are looking for a dynamic and curious professional with a strong technical background and interest in real estate:

• Degree in engineering, architecture or equivalent
• 2 to 8+ years of experience (consultancy, engineering office, contractor, developer…)
• Strong interest in real estate and investment logic
• Ability to combine technical analysis with business mindset
• Good communication skills and ability to interact with clients
• Fluent in French and/or Dutch, with good command of English
