As a Property Manager, you will be responsible for monitoring the tasks assigned to you in relation to the properties under your management. After an intensive training period during which we will familiarise you with the PHICAP working method and the organisation within the company, you will have the following responsibilities:

• Technical management: Monitoring of work carried out, setting up and managing maintenance companies, monitoring of legal inspections
• Tenant management: Point of contact for tenants, monitoring of tenants’ needs, monitoring of move-in and move-out inventories
• Commercial management: Relations with agents, negotiation and drafting of rental leases, visits to let premises
  Financial management: Approval of invoices, monitoring of rent payments, preparation of annual budget

YOUR PROFILE

• You have at least a Bachelor’s degree in administrative or technical management or equivalent

• You have at least four years’ experience in the office property segment

At PHICAP Treex, you will play a key role in improving the sustainability and technical performance of our clients’ real estate assets.

As an engineer, specialized in construction or special techniques, you will be involved in high value-added assignments: technical analysis of complex buildings, energy performance studies, identification of optimization opportunities, and support for investors and owners in their strategic decisions.

You will also become an internal reference for special technical lots, supporting the team of real estate analysts.

Your responsibilities:

• Conduct in-depth analyses of projects or buildings (structure, envelope, HVAC, electromechanical systems, fire safety, etc.) to assess their performance, compliance, technical condition, and renovation or modernization needs.
• Conduct energy and environmental performance studies, propose improvement scenarios, and contribute to ESG analyses
• Participate in technical due diligence for acquisitions or disposals: assess technical risks, identify obsolescence, estimate CAPEX, and guide the client in their choices
• Conduct or lead technical feasibility studies: energy improvement, replacement of installations, system optimization, long-term asset strategy
• Prepare structured and well-argued technical reports, including recommendations, investment priorities, and improvement scenarios
• Act as a technical specialist within the team: sharing best practices, technical reviews, mentoring junior engineers
• Collaborate with architects, experts, design offices, and technical managers to ensure a comprehensive, independent, and solution-oriented analysis.

Your profile:

• You are a civil or industrial engineer (construction, electromechanical, energy, etc.)
• You have at least 5 years’ experience in technical maintenance, design office, facility management, renovation, commissioning, or technical analysis of buildings;
• You are familiar with construction and technical installation standards and regulations (PEB, fire safety, electrical standards, HVAC, etc.) .
• You are analytical, structured, and solution-oriented, with a strong sense of technical reliability.
• You have excellent communication and writing skills.
• You are fluent in Dutch and French

As a Property Management Assistant, you will support the Property Managers in the administrative, technical and operational follow-up of the properties under management. After an intensive training period during which we will familiarise you with the PHICAP working method and internal tools, you will have the following responsibilities:

YOUR TASKS :

Administrative & operational support:
Administrative follow-up of properties, legal inspections, suppliers, claims and new mandates. Management and organisation of property documentation and digital filing.

Property systems & data management:
Creation, updating and maintenance of property data in internal tools (Airtable, Conselio, Time Sheet). Preparation of reports and administrative follow-up of CAPEX and purchase orders.

Tenant & building administration:
Administrative coordination with tenants and suppliers, follow-up of ticketing, meter readings, building-related communications and access management.

Support to Property Managers:
Preparation of administrative documents, comparative tables and decision memos. General administrative support to Property Managers in their day-to-day activities.

YOUR PROFILE

• Conducting technical audits to identify risks, improvement opportunities, and associated costs;
• Analyzing energy performance, regulatory compliance, and modernization needs of buildings;
• Estimating and managing construction costs as a Quantity Surveyor (budgets, forecasts, tender processes);
• Writing detailed expert reports and providing tailored technical recommendations;
• Assisting in negotiations and contractor selection for the implementation of works;
