Phicap’s Mission : Project management
Major transformation of an office building into 16 high-end residential units – including 1 penthouse – of the “Smart Building” type, including a 300m2 ground floor retail space, the construction of a new building with 9 residential units, car parks and cellars.
In order to differentiate the Louise 228 project, Phicap proposed to develop a smart building concept, the principle being to offer buyers a connected product through various services such as:
– a virtual concierge service
– Smartbox installation
– remote management of access doors and individual heating systems
– the possibility for buyers to install a surround sound system and the installation of electrical terminals in the car park
As part of the complete project management, Phicap also managed all offline and online communication for the marketing. To do this, the project team brought together and coordinated a series of stakeholders: 3D, promotional video, website and SEO strategy, sales plans, quotas, basic act, etc.
Phicap Method – Cross-working: At the beginning of the mandate and in support of the Project team, the Property team took over the management of the empty building. Pending planning permission, it actively worked to conclude a series of precarious leases in order to minimise the owner’s management costs.
